Why You Need a Home Inspection

You've gotten pre-approved for a mortgage and put an offer in on a home that was accepted. The next step can be critically important in making a smart investment. Hopefully you made sure your offer to purchase included a clause to allow for a timely home inspection. Purchasing a home without an inspection is a lot like buying a car without ever starting it. You would never take the word of the seller that it runs. A house is probably the largest investment you are going to make in your lifetime, and you want to check under the hood and kick the tires of the place you are going to call home.


The bank will most likely require an appraisal of your home. But remember, an appraisal is not an inspection. The appraiser makes sure the purchase price is fair market value for the bank. The inspector evaluates all the workings of the home to ensure there are no defects that could cost you big money down the road.


A certified home inspector will inspect the structure, exterior, roof, electrical, plumbing, HVAC, interior, insulation and ventilation. The home inspector will then provide you with a detailed report indicating any problems or suggested improvements on the home. If a problem exists, this can then be used to negotiate with the seller for repairs they will have to make to close the deal, or sometimes a credit from the seller so that you can make the repairs after the purchase.
